Four Point Inspection

Insurance companies may require a Four-Point Inspection for new policies to assess and verify the condition of a home’s roof, electrical, HVAC, and plumbing systems. This ensures these systems are in good working order or have been updated before issuing coverage.

If you’re a current policyholder, and you’ve made improvements to any of these areas of your home, you’re likely to be overpaying and not getting credit without voluntarily submitting a current report.

What they want to see

Roof

That the roof has 3–5 years of life expectancy and if there are signs of past or present leaks, damage, or necessary repairs that might affect coverage.

Electrical

The electrical panels and systems are in good working order, the wire type (aluminum is a red flag), and the wire is properly sized for the breakers' capacity. They also want to see that there are no potential fire or safety hazards and that all devices are properly installed and are code compliant to be approved for coverage.

HVAC

Insurers look for signs of wear, damage, or deterioration to ensure the system functions safely and efficiently.

Plumbing

They want to verify there is no polybutylene or deteriorated cast iron present (both red flags), as well as check for leaks, corrosion, and other potential issues that could affect coverage.
